I don’t think there is a better agent than Brenda anywhere. She is knowledgeable, competent, energetic, and service-oriented. She advised us on buying our house when we moved to Saratoga, “This is the house you are going to buy. We will look at other houses, but this is the one you are going to buy. It is a great location and the best fit for your family needs.” We raised our kids in the house Brenda picked out. When the time came to sell our beautiful Saratoga house fifteen years later, of course we went back to Brenda. And she was right: we could have bought elsewhere, as some of our friends did, but we wouldn’t have enjoyed it as much, nor would we have realized the economic benefits that we did.
For our house sale, Brenda surveyed the house and advised us on things to fix-up, touch-up, and replace. And what not to do. Brenda offered us qualified contractor recommendations for all aspects of home sale preparation. She worked with us on follow-up to make adjustments during house preparation. We collaborated with her on the pricing, for which she also brought in a realtor who specializes as a “buyers agent” to double-check the pricing. In what was reputed to be a slow market, Brenda arranged staging and presentation, and managed the realtor viewings (almost 100 on the opening day), as well as the internet presentation (over 2000 viewings). We received three qualified offers, all above the list price, the first weekend. We accepted an offer on the sixth day and closed approximately one month later.
No-one has a better knowledge of the real estate market in this area or a sustained record of success than Brenda. If you want a good price buying or selling, no hassles, and action, get Brenda and act on her advice. She will go the extra mile for you. You won’t regret it!

DON’T USE BRENDA MILLER unless you want to sell your house fast and for a great price.
Brenda set up a time line and helped me follow it by:
1. Advising me on how to clean out the house and arranging for unwanted items to be dealt with – sold, donated or hauled to the dumps. I needed her prodding!
2. Advising me on painting the outside of the house and inside where necessary and helping me to hire quality painters that were good, fast, experienced and not expensive. She told me what colors would sell.
3. Advising me on hiring a landscaper that enhanced the landscaping for a reasonable price.
4. Giving me great ideas for staging that didn’t require hiring a stager.
5. Hiring the right inspectors that were reasonably priced and quick to respond.
6. Hitting the bull’s eye for marketing in targeting the right geographical area to saturate with mailers – areas where people came from that wanted to move into the area where the house was.
7. Listing the house at just the right time to capture a good buyer.
8. Pricing the house right to get the most money for it – more than I thought possible.
I was the trustee of an estate and had to sell the house in Saratoga. Brenda told me that the house had to go on the market in one week or the estate would not get the buyers needed. I didn’t think that this was possible. She pitched in and to my utter amazement in one week it was on the market. Contractors jumped to please her! Within two weeks of listing the house, I had a contract.
Other realtors from two different large national real estate firms told me I shouldn’t list the house for nearly as much as Brenda wanted. It wouldn’t sell for that price. She convinced me that the house could get the price. The house even sold for much more!
Brenda made my nightmare turn into a good dream. I dreaded selling the house because of all the work that had to be done. With her help, it went so fast. I couldn’t believe it. Just interview her. Give her a chance. She doesn’t mind getting right in there and getting her hands dirty literally! You’ll see what I mean.

We met Brenda Miller as the listing agent for the home we purchased in Saratoga in March of 2008. I can’t believe the closing date is this week! It’s been barely six weeks. Who would have thought that in that time we would have, made a plan, implemented the plan, cleared out the house, got it in sellable condition, sold (with multiple offers and for more than the asking price) and closed in all that time frame. It has to be a record with the condition the house was in!
Chad, Lynne and I had been stressing over how we were going to get that house sold and I can’t tell you how relieved we were when you showed up for our meeting and immediately put our minds at ease with your kind, knowledgeable, take charge manner. It was obvious to us that you knew exactly what you were doing and what needed to be done to get our parents’ home sold as quickly as possible. I must admit that I doubted some of your decisions, but soon learned that I was looking at everything from an inexperienced “personal” view and that you knew exactly what was needed.
I appreciate all the efforts you made, in every aspect of the process, knowing our particular situation, from giving us direction as to what we needed to do (in other words working us to death J) and giving us encouragement after, to making arrangements to have everything hauled, the yard manicured, the house painted and cleaned and especially for the negotiating the best price from the personnel who did the amazing work. Not to mention deferring the expense until escrow. You were wonderful about explaining what needed to be done next and why, and helped every chance you could, from meeting me after work to going over forms with me and ensuring they were filled out accurately and completely, to putting things up on Craigslist for us, and even pulling the garbage cans in for us when we couldn’t get over to the house. Unbelievable!
I am so grateful my parents’ home was in such a wonderful neighborhood surrounded by other beautiful homes and I am especially pleased that you were not only a Realtor, but a neighbor, with a vested interest for all.

It has been a while since we spoke. I know that our real estate transaction is well behind us now. But, I did want to write to give you a very special “Thank You” for the work you did resulting in the successful sale of our house on Westview Drive in the Saratoga Woods neighborhood of Saratoga.
When Anita and I were considering a realtor to help us with this transaction, we had a number of requirements in mind. But, the one requirement that was our highest priority was familiarity with the neighborhood. Saratoga Woods is really a special place, and we believed that if the person listing our house could convey that to prospective buyers, we would have no problem attracting qualified buyers. We knew that you had enjoyed success in the neighborhood before, and as we reviewed the various proposals from other realtors, we kept coming back to the great enthusiasm you have for Saratoga Woods, and your being a resident and neighbor led us to never question your sincerity in this regard.
With that requirement out of the way, we then settled in on the other requirements. All of the people with whom we spoke had the luxury of having large, successful real estate companies behind them, and the services offered by each were similar enough to make us believe that the company itself was not the next most important requirement we should consider.
What we did look at next was just how good we felt about how well and how soon the various inspections and so forth could get done, and what sort of urgency the realtor we chose would bring to making those things happen. We felt quite confident in what you could do for us in this area, and that, coupled with your passion for Saratoga Woods, led us to choose you to help with the sale.
We made the right decision!
We signed the agreements to list with you and Intero on a Saturday, and by the next Tuesday, all inspections had been completed and a binder put together with this information, some small amount of repair had been accomplished, additional cleaning had been arranged to be done before the next weekend’s open house, and a small amount of staging had been done, including your bringing your own patio furniture over to sit on our deck! Everything was in place in time for the realtors’ tour on Wednesday, and we had serious interest before the first weekend. By the second weekend, we had a highly-qualified offer that we had accepted – 8 days between the listing having first appeared on MLS and an offer in hand!
You didn’t let up and allow the closure run its course after the offer was accepted. You worked feverishly with the buyer’s realtor to make sure that all aspects of the deal were covered and were moving along as needed. And you pushed us to make sure we were doing our part of the work as well, making sure that we would not be in the way of closure. Because of your tenacity and attention to detail, we were able to move up the date and to close on a very aggressive schedule, which is exactly what Anita and I needed to make our follow-on plans work.
In all, Anita and I were extremely pleased with the service we got from you in the sale of our house. I would not hesitate to highly recommend you to anyone who want to sell a house, especially in Saratoga Woods, but also in any community.
