This Graph shows the homes available for sale, sold and pending sales in Contra Costa County from April 2008 to June 2009. I feel it represents the stabilization effect of homes sold in mass quantity at bargain prices. Inventories are at all time lows in the last two years in many markets also and multiple offers are normal for competitivly priced homes in desirable neighborhoods.
This graph shows th dramatic reduction of inventories from 8 months supply (definitely a buyers market) to less than 3 months supply which is considered a sellers market.
This next graph shows the average home forsale in CC Co. was $762,000 the average price of homes sold however was $377,000, so a shift to less expensive homes sold, while expensive homes languish on the market.
This last graph represents the days on average it takes to sell a home in CC Co. which has fallen to 59 days and average price of those homes equals 98% of what the seller is asking for their home.
