After her husband passed away, one of my clients was forced to sell a mixed use building they had owned for many years. On her own she contacted two local commercial brokers, both of whom told her the building was worth $1 million. I realized that the building had a substantial amount of deferred maintenance, but nevertheless thought the building was probably worth more than that. I asked Gary Williams to provide an estimate of value and he came back with a value of $1.5 million. My client listed the property with Gary and had, within two weeks, a full price offer. My partner and I were interested in exchanging out of several small buildings we had owned for several decades and acquiring triple net leased retail properties in the North Bay. An old friend contacted me and told me that his family was selling a 10 unit apartment building. He wondered if I might be interested in buying it. It became necessary to sell our 198 acre college campus in Marin County and one of my board members had three major San Francisco commercial brokerage firms put together proposals to market the property. Shortly before we were ready to make a selection my stockbroker recommended Gary Williams as someone we should consider. Even though he had little time to prepare, Gary made a presentation to me which I considered to be superior to the other three. After lengthy discussions with another board member, Gary was selected and listed the property for $8.5 million. Several months later he was able to produce a multiple offer situation which resulted in closing the sale at an $8 million price.
