Be mentally prepared and ready to objectively look at the facts that will be provided by the agent with regard to price and sale information.
Prepare an information sheet which will help point out for the agent all of the amenities you see as the most important features of the property.
What I Should Expect from the Agent
At the listing appointment the agent should have information about the entire housing market including but not limited to:
How many homes have sold in the area.
The prices at which these properties sold.
An analysis of the entire local market. (In other words, is the local market hot, cold, a buyers’ market, a sellers’ market, etc.)
Any suggestions for improvements that he or she thinks you should make to help sell your home.
A complete marketing action plan. (Exactly, step by step what he or she will do to sell your home.) You will have some suggestions with regard to this when you have read the section in this package on "The Complete Action Marketing Plan."
A complete analysis comparing your home to the other homes which have sold. The comparison should include the number of bedrooms, bathrooms, square footage, one or two stories, special bonus or family rooms, basements, attics, special storage areas, amenities such as fireplaces, pools, spas, oversize garages, as well as list price, time on market before sale, date and (if possible) how the home sold (Federal Housing Administration (FHA), Veteran's Administration (VA), Conventional, seller financing, etc).
