BUYERS: Great News!  The past few weeks have been very favorable for home buyers.  First-time home buyer’s tax credit is extended to April 30, 2010. If you are in escrow by then you have until July 1, 2010 to close and still qualify for this credit.

Couples earning as much as $225,000 a year and individuals earning up to $125,000 would qualify. That is up from the current $75,000 limit for individuals and $150,000 for couples.
This is a great incentive that can give the first time home buyer up to $8,000.00 back in tax credits.

Added is a $6,500 tax credit for existing home buyers who have lived in their residence at least five years.Couples earning as much as $225,000 a year and individuals earning up to $125,000 would qualify.

Those buying homes worth more than $800,000 wouldn’t be eligible for the credit. Those who sell their new home or stop using it as their main residence within three years would have to repay the credit.

Loan Limits Extended into 2010: President Obama signed a resolution extending the current limits for Fannie Mae, Freddie Mac, and FHA loans through the end of next year.

SELLERS: San Mateo County remains one of the most desirable places to live in the country.  True enough, the market has changed and it will continue to be in flux for the duration of Fall/Winter 2009 and well into 2010.  But the trend shows that sales are going up, current inventory is down, so there is less to choose from. Which means when desirable properties comes on the market they are going fast, usually with multiple offers.

There are a number of Pre-approved Buyers  out there that are actively looking for a home. They are in search of the "Right home" - Your property could be that "Right home" for an Qualified Active Buyer.

If you are considering selling your property you should discuss your options with a professional. Contact me, let's sit down and review your situation and your options.
