My name is Phil Monroe, and my real estate agent is Monika Campbell. I would like to write a few words about her performance regarding the sale of a property in Pacific Grove which I once owned:

If you want to sell a property, get Monika Campbell for your real estate agent. She has been described as "a firecracker," and I believe that is a very appropriate description of her. She is quite dynamic--yet diplomatic. She definitely goes "above and beyond the call of duty" for her clients. She carefully determines the correct price of a property according to the wishes of her client, and to what can be monetarily obtained according to other similar sales in the current marketplace. She immediately spots every little improvement that will assist in the rapid sale of a property. She has many contacts among tradespersons on the MontereyPeninsula, and she gets work done on properties at real bargain basement prices. She seems to have a special eye for detail work that really doesn't cost too much, but seems to greatly assist in the sale of a property.

Then there is the matter of her attention to paperwork. This responsibility is almost overpowering for even a veteran real estate agent. However, Monika doesn't make mistakes with the mountains of paper--and red tape--that it takes to sell a property on the Monterey Peninsula. She sold my property in about a month at a good price, and there were no glitches in the deal to come back and haunt me later.

I am single and have no brothers or sisters. My mother and father are dead. Monika assisted me in so many ways that I really can't list them all here. She knew how hard it was going to be for me, and she was always one step ahead of every "bump in the road" that came along in making this sale. She made me work a bit. However, she assisted me so much, that about all I could say to her was, "You've earned your crown in heaven for all the extra things that you did for me, outside of what a realtor would normally do."

I am not just giving lip service because I have been asked to write something for her. Monika Campbell is great at what she does, and I consider her to be my friend, as well as my real estate agent.

I am pleased to write this letter of recommendation for Monika Campbell, of Yeomans Realty. I hired Monika as a listing Agents for my home in Carmel, California in early September 2005. If I recollect, Monika requested on an announcement and first Open House over Labor Day Weekend to gain maximum client exposure and, because of the short notice, she told me she would do everything. Monika did absolutely everything in a very short period of time. She 'staged' the home using my existing furniture to better effect and brought in new pieces of her own with no extra expense to me. She did touch up painting, plant care an don many occasions did touch up housekeeping. She was most professional in her handling of Photography; Broker Tour's, advertising and document preparation. Of her own volition, Monika negotiated with my selected escrow company for a generous repeat customer Seller's Discount that I did not expect.

Monika's accurate prediction of marketing timing and pricing was spot on. During the first Sunday three hour Open House over 75 people viewed my home. In less than two weeks I received a very good offer on my home, and my home was sold by the beginning of November. Throughout this happily very short relationship, I was delighted with Monika's professionalism and her attention to detail. She went the "extra mile" by keeping Buyer's brokers on track and minimized my involvement. Monika personally supervised several Inspection Report repair items, shopped for replacement parts and Buyer walk though and final inspection.

I have bought and sold many homes over the years but this last experience with Monika was the best, the quickest and the most hassle free.

"From the beginning of our relationship I was impressed with Monika's knowledge, attention to detail and style. Nothing was too much trouble for her. She would research everything that was available within our criteria and present it to us with no pressure and without any sense of obligation for us to go out and look. When we did visit homes she would line everything up and displayed endless patience and grace as we turned down one home after another. When we had begun to despair of finding the right place within the right price and in the right time frame, Monika's instincts told her that "it was out there" for us. Then one day we "saw it".

Now our problem had changed form finding the perfect home to buying it. This was our first home purchase in America after having moved from Europe three years ago, so although we had purchased three homes already and were familiar with the process over there, this was as it were a whole new ball game for us, and where Monika's strengths started to really shine through.

She babysat us through the whole process including introducing us to Wanda J Thompson who arranged our financing and the Title company. She explained each step of the transaction in detail and when our energy levels dropped she kept us focused. She worked tirelessly with the seller's agent, organized termite inspections, appraisals, helped clear the house out before we moved in, arranged for a painter to come and paint the guest bedroom and many, many other things.

Our unique situation and requirements were anything but "cookie cutter" and there were many ups and downs for us, but through it all, Monika's hilarious sense of humor and rich experience kept us alive and smiling right to the end

Make no mistake Monika Campbell is INCREDIBLE. Without her faith, vision and commitment we would not now be living in and enjoying our beautiful home."
