Saratoga Gardens is a subdivision of moderately sized lots (8000+/-sf), southwest of Highway 85 and southeast of Saratoga Avenue that has the distinction of having the lowest priced detached homes with highly sought after Saratoga schools. As a result, the neighborhood is in transition with older (50+ years), smaller (typically 1100-1700 sf) homes gradually being replaced by new construction (2600+ sf). Put another way, Saratoga schools enhance the land value sufficiently that the value of older structures is somewhat incidental. In contrast, the Aspesi neighborhood to the east has more value imputed to the structures.
