Basic Steps for Home Buyers to get started:
 
  1. Write down your needs and wants: Write down on one side what you absolutely have to have in your next home and on the other side what you what be nice to have as well.
  2. Home Buyer Consultation: Discuss with your Realtor what you are looking for in your next home. At the end of the consultation you should have a good grasp of the home buying process, home buyers rights, the feasability of your real estate goals and a plan to obtain your goals. 
  3. Determine what you can afford: You can always get a general idea of what you can afford with mortgage calculators on line but the best and smartest move is to make an appointment with a good mortgage broker or mortgage banker.     Our Home Buyer Program 
With my years of experience in Real Estate Sales I have developed a home buyer program for my clients that make the process efficient and effective. It is not hard today for home buyers to look at what is for sale on the MLS with the help of the internet but with my program home buyers can be assured that we will look at all avenues (including non MLS opportunities) that may be a fit for their home search criteria. The real value in a good realtor for home buyers is in informing them of what is available to them in finding the right home (including exclusives and other non mls opportunities), previewing properties for them while they are busy doing the daily activities that they must do, helping them understand what they are buying (inspections, disclosures, reports,market analysis,etc.), negotiating and writing  a well written purchase contract, professionally presenting the purchase offer and walking with them through the escrow process. As buyer's agents we receive compensation from the seller's commission paid to the listing broker upon closing of the sale so our buyers do not pay us for our realtor services. We do not require a buyer-broker agreement to be signed for using our buyer services.

Here are some of the basic steps to get you that right home:

 

Determine Your Wants and Needs

This is one of first crucial steps in the home buying process. By asking you a series of questions we will establish what you are looking for. My goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet your needs.  You of course know better than anyone what you really need your home to provide and what are some of the wish list items up and above your needs list that you would like. So to get a head start simply write down your must haves (needs) on one side of a paper and your wish list of items that would be nice to have as well on the other side. Having said that realize that there is rarely a time, and I do mean very rarely, that home buyers get everything on their wish list so be prepared for that fact. Yes unfortunately home builders and homeowners are not preparing a home for us with everything on our wish list, so we will at times have to look at potential.

Help You Get Pre-Qualified and Pre-Approved

This step will show you how much you can afford.  This is accomplished by speaking with your financial institution and establishing what monthly payments you will be comfortable with. Many sellers will not proceed with an offer until they know they are dealing with someone who is pre-approved. We'll help you get there quickly! We have quality mortgage banker / broker referrals to get you pre-approved and to provide quality service in the loan process.

Finding the Right Home:
The internet has given home buyers a great tool to search for homes but that alone is not the most efficent way to find that right home. Our team is continually looking for the right home that best fits our clients needs and wants by previewing properties on the MLS, checking out homes not yet on the MLS (APR exclusives,etc.) and actively contacting homeowners with homes that may be a fit for our clients. We set up a system that is catered to our buyers so that they get listing information in a timely manner without being bombarded with listings that do not fit their search criteria. Simply put we are actively persuing finding that right home for you with all the tools available to us and do alot of the leg work for our buyers while they are busy doing the every day things that they need to do. Together we will set up times for our buyers to view the properties that might be that right home.
 
 
 

Negotiating the Purchase Contract:

After we find that right home it is now time to go over all available Disclosures, Reports and Inspection on the property. After knowing the ins and outs of the property as well as possible then we can do a market analysis on the property to determine a fair purchase price offer. Utlimately it us up to the buyers to determine the offer price and terms but it our jobs as Realtors to offer our experience and thoughts on the purchase offer so that we can together write a strong offer that our buyers are happy and comfortable with the offer that we will be presenting. Writing and negotiating the purchase contract, presenting the offer on the buyers behalf professionally and walking the buyers through the escrow process are a few of the main areas where Realtors earn their money and can be of great value to their buyers.



Buyer Consultation:


A buyer consultation is highly recommended as one of the first steps in the buying process. A buyer consultation takes about an hour and a half and will give you the tools, quality referrals and the information you need to make the home buying process a positive experience.
